Roll with the Punches
There are many steps in the home selling process. It begins by hiring the right real estate agent. Together you will set the asking price. Next comes preparing the home for sale and then marketing it. When all those parts come together along with the right market conditions, you should find a qualified and interested buyer. She makes an offer and following negotiations, you settle on a price and conditions of the sale.
But sometimes things don't go so smoothly. Deals fall through for many reasons. Sometimes the buyer cannot secure the necessary funding. Sometimes they get cold feet. Sometimes the home inspection reveals too many problems. What is paramount is how you and your agent handle the turn of events.
Start by contacting other parties who have shown interest in the house. If you were fortunate enough to have two buyers bidding against each other, contact the other party immediately and let them know the property is still available.
If they decline, your REALTOR® should have a file of people who visited about those who seemed especially interested. Reach out to those buyers or their representatives next.
Finally, use your REALTOR®'s professional network to spread the word that the home is still available. He should reach out and let his contacts know that your property is back on the market and likely sell quickly.
When a deal falls through it can definitely take the wind out of your seller's sails. It is only natural to feel a little let down, especially when you thought you had the sale locked up. But the key to moving on is to regroup with your agent, target previously interested parties and get the word out that you are still looking for a buyer. | |

The Cost of Selling
You might not expect it, but in a real estate transaction it is not just the buyer who needs to be concerned about finances. Sellers incur costs too. Here is a look at some of the things you can expect to pay for when selling a property. You will probably need to spend money to make money. In other words, you will need to invest in the home up front to make it as appealing as possible. Depending on the condition of your home this could be minimal - think new interior paint and a professional rug cleaning, or more significant - like new kitchen countertops, flooring or bathroom tiling. Remember, these improvements are designed to help you achieve the highest selling price possible.
If you work with a REALTOR®, you will also pay a commission to your real estate professional (the seller's agent) and the real estate professional who represents the buyer (the buyer's agent). This commission rate is established by your market.
Finally, there are closing costs. This term refers to the many fees associated with the paperwork of selling. Some examples include the cost for a property survey, taxes, title insurance, attorney's fees, and the cost for the home inspection. Depending on where you live, there can be close to two dozen items listed under the category of closing costs. Consult with your real estate agent about what you can expect to pay. |

Healthy eating starts with healthy shopping. Don't visit the market without a plan. Create a list of ingredients for healthy recipes and snacking and buy only what's on the list. Concentrate on the meat, produce and dairy sections and avoid the aisles with higher-calorie, more-processed foods. | |
