Menifee Valley Community Boundary (proposed city boundaries) consists of 3 exciting areas: Menifee, Sun City and Quail Valley.

Menifee is a newer and younger family area that has much land (dirt) available for commercial/retail and industrial development. Newport Road, east of the 215 will be expanded to 6 lanes and realigned all the way to Diamond Valley Lake. Menifee's commercial corridor will be west of the 215 from South of Newport Road to Scott and Keller Roads.

Sun City, started in 1967 as a Del Webb (over 55 age limit) Community, has now grown to be home to many younger families and first time buyers. There is a strong possibility that Sun City will be designated as a new redevelopment area by October/November 2005. This will allow existing shopping centers and qualified areas to be rejuvenated through state and county dollars.

Quail Valley has many top quality new home developments being currently being built. This area, too, will be under the redevelopment umbrella for business but look for high quality homes to eventually be built making Quail Valley an influential area of Menifee Valley.

While efforts for incorporation of Menifee Valley into a city has been delayed, the three areas are hopeful that becoming a new city will be fulfilled within a 2 to 3 year timespan.

Needs of the areas: Based on calls and visitors to the area, Menifee-Sun City Chamber suggests that office building are in high demand as well as sit-down restaurants, theatres, retail shopping areas and youth sport activities.
